What a McDowell Property Value Shows

Any McDowell property value comes with a source. The assessor's annual appraisal is one figure. A market estimate is another. So is a deed's reported consideration. West Virginia divides land and improvements, publishes a total for the tax year, and leaves the conveyance itself to the County Clerk. A tax bill helps explain the public roll, and you can search McDowell County property records by address to pull a value card. Weigh that card against the deed, the parcel number, and the assessment date. No tax figure is an offer. It never replaces a licensed appraisal.

Three McDowell Property Value Figures

First figure out which McDowell property value someone wants. The assessment card holds appraisal fields built for taxation. Market value is different. It estimates what buyers and sellers might accept today. A recorded sale price, by contrast, is a fact about one finished transaction. West Virginia generally sets assessed value at 60 percent of true and actual value, yet even that card is not an appraisal for a sale. Check the tax year and parcel details before stacking it against another number.

ValueWhat It IsWhere
Assessed appraisalAnnual tax valuation, generally at 60% of true and actual valueWest Virginia Property Assessment
Market valueEstimate of a current arm's-length sale; not certified by the tax cardIndependent appraisal or market analysis
Recorded considerationTransaction amount or transfer information tied to a particular deedMcDowell County Clerk deed record
Land and improvementsSeparate appraisal components plus a total for the cardAssessor parcel card

An assessor value exists for tax administration. A recorded deed reports a transfer instead. Sale consideration reflects the terms and condition of one deal. The tax card reflects parcel characteristics across an assessment year. Those McDowell property value figures can disagree without either record being wrong. Keep each number's evidence and date attached. Do not treat them as substitutes.

West Virginia's Assessment Level for McDowell Values

West Virginia assesses property annually at 60 percent of true and actual value. Real property goes through a repeating three-year cycle. Annual adjustments fill the gaps between cycles. That statewide framework helps you read any McDowell property value, but it has limits. No multiplier turns a displayed field into a sale price. The tax roll carries its own appraisal components and year. The market may have moved since the value date. Class and land-use fields add context. A residential two-family parcel, a school parcel, or another property type can carry different characteristics and tax treatment. Compare a mass-appraisal figure only against records for similar land, improvements, and assessment years. It is a starting point, not a pricing tool.

Look Up a McDowell Property Value

Search the statewide assessment application by county, address, owner, or PID. Open the card. Note the tax year and the land appraisal. Check the building or dwelling appraisal and the total appraisal. The use code, class, and building details are listed too. Then compare that property value with the deed history when a recent sale matters. A map link helps confirm the right surface parcel. The legal description separates nearby lots that share a street address.

  1. Select McDowell County and search by situs address, owner or parcel ID.
  2. Write down the tax year and land, building and total appraisal fields.
  3. Use book/page or the owner name to find the relevant recorded deed and its transfer information.
  4. Compare only with parcels that have similar use, acreage, improvements and assessment timing.
Assessed appraisal
The value entered on the annual assessment card for tax purposes.
Market value
An estimate of a current sale under stated conditions, often prepared by an appraiser.
Assessment level
The ratio used by West Virginia to relate assessed value to true and actual value.
Consideration
The transfer information recorded for a particular deed; it is not automatically today's market value.

McDowell Parcel Cards Split Land and Building Value

A Welch parcel card shows how the pieces fit. For Tax Year 2026, it lists a land appraisal of $1,700. The dwelling appraisal is $81,800. The total appraisal is $83,500. The building is a 2,048-square-foot two-family property from 2017. The card reports deeded acreage of 1.088 against calculated acreage of 0.58. That gap alone explains why a McDowell property value comparison should preserve parcel characteristics. It should not just preserve the total.

Its total is a tax-roll value, not an independent estimate of current selling price.

A War District Property Value Is Not a Typical Home Comparison

The War Corp sample is a school parcel with PID 27-14-0003-0078-0000. Land appraisal comes to $65,800. Building appraisal reaches $5,562,600. The total is $5,628,400. The card reports Tax Class 4, land use 612 School, 53,015 square feet, and two building cards, with the McDowell County Board of Education as owner. Nothing about that profile resembles a small residential parcel, so it should never serve as an informal comparable for a nearby house. Big parcels need their own yardstick.

The state assessment page breaks out its land and improvement values, and you can view the War district assessment sample for the recorded fields.

McDowell Sale Consideration and Assessed Value

A deed's consideration belongs to one transfer on one date. Condition can move it. So can related-party terms, acreage conveyed, or interests reserved. The assessment value is a separate annual appraisal record. The County Clerk index can point you to the instrument, though its portal warns that index data are not certified and that documents still in processing may be absent. Verify the deed itself before relying on it.

Check the parties and the legal description. Not every parcel has a sales-history link. One older transfer cannot establish current market value; a real market estimate calls for a current appraisal or a relevant analysis of comparable McDowell County property records.

Tax Year and Recent McDowell Value Changes

Property is valued each year as of July 1 and revisited on a repeating three-year cycle, with annual changes in between. The state assessment viewer publishes yearly and warns that a recent closing may not yet be reflected. When a property has been split or its building data changed, the annual card may trail the event. Keep the tax year, assessment date and deed date beside the property value when comparing it across records.

If an owner believes an assessment field is wrong, the Board of Equalization and Review process is addressed in the property-tax guide. This value page explains what the numbers mean; the tax guide covers appeals and payment status.

What a McDowell Assessor Value Is Not

An assessment card is not a market appraisal. Nobody prepares it for a sale or a lending decision. It is an annual mass-appraisal record built for taxation. Its data can lag behind a closing or a property change. It also does not certify a parcel boundary or reveal every mineral interest. For the bill, class, exemptions and the February review process, the McDowell property-tax guide goes deeper. Questions about the value itself belong with the assessor or a licensed appraiser as appropriate.

Keep land appraisal, building appraisal and total appraisal as distinct figures. Then note the tax year. Note the card's use, class, acreage and improvements before drawing any conclusion. The Welch sample shows how the pieces fit. It lists an $83,500 total made up of $1,700 in land and $81,800 in dwelling value for a 2,048-square-foot two-family building. The War district school card totals $5,628,400, mostly building value, on a 53,015-square-foot public-use property. Neither one substitutes for a comparable sale. Their very different uses are exactly why a raw countywide average would mislead.

If an assessment looks inaccurate, name the specific field and tax year. Then ask the assessor how to present the issue for the February Board of Equalization and Review. A building card can support the case. So can acreage figures, a recorded deed, photographs or comparable assessment records for similar property. That review addresses the county's tax assessment only. A market valuation for a sale or loan needs a current appraisal. A dispute over ownership or acreage belongs with the deed and survey records instead.

Value vs price. A McDowell assessed value is for tax administration and does not predict a sale price. Obtain a current appraisal when a professional market opinion is needed.
